We are seeking a skilled, hard-working individual who thrives in a team environment to join our growing staff.
As an On-Site Property Manager, you will be responsible for the day-to-day operations and management of a residential property.
Your primary goal is to ensure the property's efficient operation, maintain high tenant satisfaction, and implement strategies to enhance property value.
This role involves overseeing leasing activities, coordinating maintenance and repairs, entering receipts and depositing payments, and enforcing property policies in compliance with local regulations.
Key
Responsibilities:
Property Operations:
Oversee the daily operations of the property Ensure the property is well-maintained, clean, and safe for tenants and visitors.
Leasing and Tenant Relations:
Manage the leasing process from application to move-in, including tenant screening, lease negotiation, and move-in inspections.
Foster positive relationships with tenants, addressing concerns, and ensuring timely communication.
Rent Collection and Financial Management:
Collect and record rent payments promptly and accurately.
Property Inspections:
Conduct regular property inspections to identify maintenance needs and address issues promptly.
Ensure compliance with safety regulations and property standards.
Lease Enforcement:
Enforce lease agreements and property policies consistently.
Address lease violations, initiate eviction procedures if necessary, and represent the property in legal proceedings.
Vendor Management:
Coordinate and oversee maintenance and repair activities with vendors and contractors.
Obtain and evaluate quotes for services to ensure cost-effectiveness.
Emergency Response:
Develop and implement emergency response plans.
Respond promptly to emergencies, including after-hours situations.
Compliance:
Stay informed about local, state, and federal housing laws and regulations.
Ensure the property's compliance with all relevant codes and standards.
Community Engagement:
Foster a sense of community among tenants through the organization of events and activities.
Address community concerns and facilitate conflict resolution when necessary.
Qualifications:
Associates degree in business, property management, real estate, or a related field (preferred).
Previous experience in property management, real estate, or a related field (preferred) Excellent communication, negotiation, and problem-solving skills.
Ability to multitask and prioritize responsibilities effectively.
The On-Site Property Manager is a critical position in ensuring the smooth operation of a property and maintaining positive tenant relationships.
Success in this role requires a combination of leadership, organizational skills, and a deep understanding of property management principles.
